The Iconic Alliance
A network being formed among developers in emerging destinations, on one principle: a buyer of one member should be worth something to all of them.
The idea is not new
Star Alliance did not merge airlines. It let a passenger flying one carrier keep their status, their lounge access and their miles on twenty-five others. The airlines remained competitors; the passenger stopped having to choose between them.
Marriott Bonvoy works the same way across thirty brands that would otherwise fight over the same guest. In both cases the operator of the network sells nothing itself. It simply makes membership of one worth more because the others exist.
Emerging property markets have no equivalent. A buyer in Batumi who commits to one developer gains nothing from the fact that four others operate in the same city. The Alliance exists to change that.
What members would offer each other
Somewhere to live while you wait
A buyer who commits to a 2028 delivery still needs a roof in 2026. Under the Alliance, that buyer rents from another member at member terms — the seller keeps the sale, the second member fills a unit, the buyer stops paying full market rent on a flat that has nothing to do with their investment.
Somewhere to stay while you decide
Nobody buys a flat on the Black Sea from a brochure. Members make rooms available for inspection visits, at reduced rates or at cost, so a serious buyer can spend a week in the city before signing anything.
Access across the network
Spa, pool, co-working and restaurant facilities open to members of other developments. A resident of one building is not a stranger in another.
These are the principles the Alliance is being built on, not services currently in force. Terms between members are being agreed now, and this page will say what is actually available as soon as it is.
What Iconic does
Iconic operates the network and does not develop property. Members keep their own pricing, their own sales and their own customers. What they gain is a reason for a buyer to prefer a member over a non-member — and a partner to send that buyer to when they cannot serve them themselves.
Alliance membership is a commercial agreement with Iconic. It is marked as such wherever a member appears on this site, and it does not affect how their projects are described, priced or ordered anywhere else.
